LEASE PROCESS

 

We have been getting a significant amount of showings for all of our lease properties so please note the following:

  1. TERM:  1 YEAR min unless otherwise noted.

  2. SMOKING & DRUGS: Not permitted

  3. PRELIMINARY APPLICATION FEE: $40 per adult and CHECK the following:

    • CREDIT

    • CRIMINAL

    • EVICTION

  4. CREDIT ISSUES: If you have a credit issue, (or have no credit), we may ask for a GUARANTOR. You may also want to write the landlord a letter of explanation for them to review.

  5. EMPLOYMENT: We verify employment.

  6. PROOF OF INCOME: We require proof of income.

  7. RENTAL REFERENCES: We may contact your landlord(s) for RENTAL REFERENCES.

  8. PETS:

    • If you have a pet, double check the pet policy on the property you want to lease to make sure they are allowed.
       

    • If they are allowed, pets are negotiable on a case by case basis & require an additional pet deposit (ranging between $350 and $1000) + $35/mo pet rent.  
       

    • Providing there is no damage or other adverse condition relating to pets, the pet deposit is refundable except $200 for a pet sanitation charge.  
       

    • Dogs that are on the dangerous breed list or a dog who has a bite history will also need to be run by landlord for details.
       

    • Landlord may also require pet liability insurance and letters of recommendation from their veterinarian.
       

    • Ask agent for additional pet policy details/requirements.
       

  9. GOOD FAITH APPLICATION DEPOSIT: If you want this property, you will need to submit a "good faith application deposit" in the amount of 1 MONTHS rent IMMEDIATELY after we notify you that the Preliminary Application is satisfactory to the Owner.

"GOOD FAITH APPLICATION DEPOSIT (Non-Refundable if Application is Accepted): Applicant has deposited herewith the sum of $  one months rent   in the form of Money Order or Certified Funds ONLY and payable to       LESSOR  , receipt which is hereby acknowledged, as a non-interest bearing good faith Application Deposit WHICH WILL BE REFUNDED ONLY IN THE EVENT THIS LEASE APPLICATION IS NOT ACCEPTED BY THE LESSOR. Said Application Deposit is not to be considered as a rental payment or rental security deposit. If Lessor approves this lease application and Applicant subsequently fails or refuses to IMMEDIATELY enter into the contemplated lease, this Application Deposit will be forfeited in full to cover the costs of taking and processing this application and/or removing the premises from the market and holding same for Applicant. In the event this Lease Application is not accepted by Lessor or the Lease Agreement is not consummated for any reason for which Lessor is responsible, the Application Deposit will be returned to the Applicant in full. Upon the contemplated lease being executed by all parties, the Application Deposit will be credited towards the rental security deposit due from Applicant/Lessee as stated in the lease​."

    • OTHER SITUATION? - Verification of funds indicated on Bank Statements that includes your name and letter explaining your situation.
